Can you AFFORD it?

Many people today are either living with parents, friends, or on their own in a rental.  Many times the question comes up....."Can I Afford to Buy a Home?"  Well, let's talk.  Take a look at your financial picture first.  How much money are you making on a yearly basis before taxes?  How many credit cards, auto loans, and other debts do you have? Once you have gathered all this information, you need to tally all your expenses for the month (credit card payments, auto payment, other debts).  You do not have to include expenses like utilities, cell phone bill, or insurance.  Now, you have your monthly expenses totaled.  What is your monthly income before taxes minus your monthly expenses?  If you included rent payments in your monthly expenses, put it to the side.  You need to have all this information ready and available for further discussion.

Per RENTCafĂ©® data, it shows that a 3 bedroom in Austin, Texas average rent is $1842.  By looking at this information, you may assume that purchasing a home maybe your next option.  Let me give you an example, if you have been renting for 5 years at the price of $1500.00 per month.  YOU have spent $90,000 just on rent.  WOW....is correct!!!  You could have put that money in your own home.

Don't Let the HOLIDAYS smash your plans for a NEW HOME...

The National Retail Federation Press Release dated October 24, 2018 says "Consumers will spend 4.1 percent more than last year during winter holiday."  Wait, wait......  

Did you plan on purchasing a HOME in 2019?  Then, I'm writing this post for you.  Over the years, I have watched many of my clients, friends, and myself go Black Friday shopping for the HOLIDAYS.  This year, I want to ask everyone to STOP a moment.  Let's talk....  

One of the best things you could do for your FAMILY is own a HOME.  In order to achieve this goal, you MUST watch your spending.  Many consumers including myself spend lots of MONEY on Black Friday because of the deals and to get ahead start on Christmas gifts for family members.  Here's a few TIPS to help you save and not over spend:

1.  WRITE down a list of items you want to buy.  For example, if we want to give a gift to your parents, sisters/brothers, in-laws, etc, we need to give ourselves a budget limit.  For all relative Holiday gifts, spend no more than $___.  This is a budget line item for your November monthly expenses.  

2.  Since you will be operating on a budget this year, you will then need to review all the Black Friday ads and possible sale items.  Determine which items, you can get and stay within your budget of $___.  

3.  In an area that you will see EVERY morning, POST the HOME of your dreams. This will be a daily reminder of your 2019 goal and motivation to stay within your allocated budget amount.  

Remember 2019 is your YEAR to own a HOME!!!

KEEP YOUR FAMILY SAFE

Your VOTE is needed on November 3, 2015....

On November 3, 2015, it is imperative that you exercise your right to vote. State Proposition 1, known as the Homeowner Tax Relief Proposition needs your YES vote. This proposition will ban sales taxes on real estate transactions; increase homestead exemption to $25,000; and reduces taxes on senior and disabled Texans. Please make sure that you read your ballot. Many counties are trying to confuse the issue by have other Proposition 1 items that are not relate to this one. Are you READY to purchase a home?

As I sit here on this Friday afternoon, I'm astonished at the rental prices in the Austin area. The median lease price in July 2015 for Austin-area home leases was $1,550, three percent higher than in July 2014. This amount equates to $18,600 a year. It's hard for me to understand "why" people continue to pay this high rental amount verses buying a home. Right now, I'm sending a challenge out to all RENTERS...
